When Siding and Soffit Should Be Replaced Together

The eaves are the joint that matters
Siding covers the wall. Soffit closes the underside of the overhang. They meet at the fascia and at every corner where a roof kicks out over a wall. If that joint is open, wind-driven rain in a Sioux Falls storm gets behind the siding even when the field of the wall still looks fine.
Paint failure on the soffit, stained streaks under a gutter, or a panel that has dropped at one end are signs the overhang has been wet for a while. The siding below that spot is the next place to check, not an unrelated project.
When one of them can wait
A few cracked siding courses on a dry wall do not automatically mean the soffit has to come off. A soffit that is sound, ventilated, and still fastened can stay while damaged siding is replaced, as long as the new courses tuck back to a tight joint at the top.
The reverse is also true. A soft soffit over siding that is still straight and sealed can be repaired on its own. The mistake is stopping the work an inch short of the joint and leaving the old material to gap against the new.
What we check on the house
We look at the overhang, the gutter line, and the top course of siding before we tell you to replace both. Ventilation matters too. A soffit that is sealed shut to hide a stain problem can push moisture into the attic. The repair has to keep a path for air.
If the eaves on your house in Sioux Falls or the towns around Tea are stained or pulling apart, we can look at the siding and the soffit in the same visit and tell you which piece is actually failing.
